When you are thinking about selling your home, remember that not all remodeling or upgrades are equal. The renovations which bring the best return on investment are mid-range bathroom updates. Middle range bathroom remodels bring in an average of $1.70 for every dollar spent.  High end kitchen remodels and finishing a basement are the lowest return on investment. Those bring an average of 51 cents for every dollar spent.
