If your home is for sale during the cooler winter months, make sure the home is comfortable temperature wise for showings and open houses.  To prevent the HVAC system from turning on during showings and open houses, (this is important if your HVAC system is noisy) turn the temperature up by two or three degrees, and then set the thermostat at the regular temperature. In addition, if the home is warm, this gives potential buyers a reason to linger, while a cold house will rush them out.
